The Neighborhood

West Seattle & Alki

West Seattle occupies a peninsula south of downtown, connected to the city by the West Seattle Bridge and a water taxi that runs from Alki Beach to downtown's waterfront. The peninsula is large enough to feel like its own city; West Seattle residents often describe living there as having all the benefits of Seattle without the density, and the internal neighborhood structure offers a wide range of housing types and price points.

Alki Beach is the defining feature. The two-mile stretch of beachfront along the northwest tip of the peninsula faces the downtown Seattle skyline across Elliott Bay, and on clear days the view includes the Olympic Mountains behind it. It is the closest approximation to a California beach experience that Seattle offers, and the residential streets immediately behind the beach reflect that premium.

The Junction, at Alaska Street and California Avenue, functions as the neighborhood's main commercial center, a walkable grid of restaurants, coffee shops, and retail that gives West Seattle a genuine urban village feel without the density of Capitol Hill or Fremont. Admiral, North Admiral, and the other sub-neighborhoods offer their own commercial pockets and a range of home styles from historic bungalows to modern view residences.

Real Estate

Real Estate in West Seattle & Alki

West Seattle offers more housing variety than most Seattle neighborhoods of similar size. Waterfront and near-waterfront properties along Alki command significant premiums and represent some of the most sought-after residential addresses in the city. Single-family homes in the Admiral district and the hillside neighborhoods offer established Seattle residential character at a range of price points.

Condominiums and townhomes appear throughout, particularly near the Junction and along the ridgeline streets with territorial views. The West Seattle market has historically offered better value per square foot than comparable neighborhoods on the east side of the city, though that gap has narrowed as the water taxi has made the commute more practical.

Bridge access remains a critical consideration for West Seattle buyers. The closure of the West Seattle Bridge in 2020 and its eventual reopening reminded buyers that the peninsula's geography creates real transportation dependencies. Buyers should evaluate their commute patterns carefully and consider the water taxi as a primary or backup option.
