My Pinnacle is a private, invitation-only workspace offered to clients and prospective clients at the broker's discretion. There is no public self-service signup, and access can be declined, limited, or ended at any time. Within a workspace, you may receive saved searches, email updates, homes the broker recommends as Pinnacle Picks, saved homes, reactions, tour requests and messages. Those features are working tools, not a listing service, and the listing-data restrictions above apply to everything shown in them.

You are responsible for keeping your sign-in credentials and the invitation link sent to you confidential, for the activity that occurs under your account, and for telling us promptly if you believe your account has been used without your permission. Do not share your workspace access with anyone who is not part of your household.

Receiving an invitation, creating an account, saving a home, or requesting a tour does not by itself create a brokerage or agency relationship. As above, that relationship is established only through a written agreement as required by Washington law.

The website's text, photography, design, layout, and compilations of information are owned by Pinnacle Group or its licensors and are protected by copyright and other laws. Trademarks and brand marks (including Windermere marks and the REALTOR® mark where applicable) belong to their respective owners.

You may view, download, and print website content for personal, non-commercial use in connection with considering real estate services. You may not republish, sell, scrape, systematically copy, mirror, redistribute, or use the content or photography to build a competing service or dataset without written permission.

You agree not to misuse the website. Prohibited activity includes attempting to gain unauthorized access to the site or its systems, interfering with its operation or security, introducing malicious code, using automated tools to harvest content or contact information, misrepresenting your identity, or using the site for unlawful, harassing, discriminatory, or fraudulent purposes.

The website links to third-party destinations such as the brokerage's website and social profiles, and depends on third-party providers to operate: web hosting and content delivery, web fonts, the application and database platform behind My Pinnacle accounts, the email provider used for notifications and updates, and IDX Broker, which supplies NWMLS listing data and serves some search, map and property detail pages on its own infrastructure. We do not control third-party content, availability, accuracy or practices and are not responsible for them, and a provider outage can make listing search or workspace features temporarily unavailable. Your use of a third-party service is governed by that provider's terms and privacy policy.

The website and its content are provided on an “as is” and “as available” basis without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the website will be uninterrupted, error-free, or free of harmful components.

To the extent permitted by law, Pinnacle Group, Luke Bartlett, and Windermere Mercer Island will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost opportunities, arising out of your use of, or inability to use, this website or its content. Nothing in these terms limits liability that cannot be limited under applicable law, and nothing here alters the duties a broker owes a client under a signed representation agreement.

These terms and your use of the website are governed by the laws of the State of Washington, without regard to conflict-of-laws rules. Any dispute relating to the website will be brought in the state or federal courts located in King County, Washington.

We may update these Terms of Use as the website changes, including if new search, workspace, or other functionality is added. The effective date above will be revised when we do, and continued use of the website after an update constitutes acceptance of the revised terms.
