Privacy Policy

Information you give us. When you contact us by email, phone, or text, or send an inquiry about buying, selling, a listing, a condominium building, or a neighborhood, we receive what you choose to include: typically your name, email address, phone number, the property or area you are asking about, your timeline, and any details you share about your situation.

Technical information. Like any website, this site is delivered by web servers and a content delivery network that process standard request data such as IP address, browser and device type, referring page, and the pages requested. This is used to deliver, secure, and troubleshoot the website.

Website preferences. Your cookie choice is stored in your own browser (see Cookies and Similar Technologies below). We do not collect financial account numbers, Social Security numbers, or transaction documents through this website; information of that kind is handled outside the site through the brokerage's transaction systems.

We use the information you provide to respond to your inquiry, answer questions about properties, buildings, and neighborhoods, arrange showings and consultations, provide real estate brokerage services, and meet professional, licensing, recordkeeping, and legal obligations.

We use technical information to operate, secure, and maintain the website. We do not sell your personal information, and we do not use it for cross-context behavioral advertising.

We share information only as needed to operate. Today that means: the hosting and content-delivery provider that serves this website; the managed application and database platform that stores form submissions and My Pinnacle workspace data and handles workspace sign-in; the email provider used to send notifications, invitations and saved-search updates; our client relationship management system, which receives newsletter signups and inquiry contact details so we can follow up; Google Fonts, which serves the website's typefaces and therefore receives the standard request data described above; IDX Broker, which supplies NWMLS listing data and serves some search, map and property detail pages, and therefore receives the standard request data for those pages; phone and messaging providers used to communicate with you; and Windermere Mercer Island, the brokerage with which Luke Bartlett is affiliated, where required for a transaction or by brokerage policy.

We may also disclose information where required by law, court order, or professional obligation, or to protect legal rights and the security of the website.

When permitted, campaign details are retained by Pinnacle and its hosting and managed database providers with inquiries and tour requests to understand how visitors reached us. Google Ads inquiry measurement is staged but disabled: this application currently loads no Google advertising SDK and sends no Google inquiry conversions. A separately approved activation would use documented Google first-party click cookies to connect a successfully saved inquiry to an ad, with a random transaction ID, zero monetary value and standard connection data. It would require explicit current Advertising consent in every region. Contact details, form contents, private workspace and share paths, search history and unrelated URL queries or fragments must not be sent. Enhanced conversions, customer matching, remarketing and ad personalization remain disabled. Tours, page visits, button clicks and modal openings are not inquiry conversions. We do not sell personal information. Hosting and IDX services may separately process technical data under their own practices; this integration does not control their analytics.

We and certain service providers may use cookies, pixels, local storage, and similar technologies to operate the website, remember preferences, understand website usage, improve performance, measure marketing effectiveness, and provide features such as property search, saved searches, maps, videos, and other embedded content. Some technologies are necessary for the website to function, while others may be optional depending on your preferences and applicable law. You may manage non-essential technologies through the Cookie Settings available on our website.

The website stores your cookie preference and, for signed-in My Pinnacle users, a session token. Where permitted, first-party browser storage also retains the most recent ad click identifiers (gclid, gbraid, wbraid, dclid, gclsrc, msclkid, fbclid and twclid), campaign parameters beginning with utm_, the landing page path and capture time for up to 90 days. This context accompanies an inquiry or tour request on the same existing private record; it does not create a separate contact. No Google click cookies are installed by the current disabled integration. A future approved conventional Google tag would read and write first-party click cookies after explicit consent on public landing pages, not run in an opaque frame that cannot attribute ad clicks. Provider receipt, ad attribution and inquiry persistence are different outcomes; none is claimed as verified live here.

First-party campaign attribution is blocked when location cannot be resolved. In regions requiring consent it stays off unless you explicitly allow Advertising & Marketing in Cookie Settings. Elsewhere first-party retention is permitted unless you decline or signal Global Privacy Control or Do Not Track. Google provider loading has a separate, stricter requirement: explicit Advertising acceptance of the current notice in every region; regional defaults or old acceptance cannot authorize it. Google remains disabled pending verified consent and document isolation. Your recorded choice includes its time and notice version. Cookie Settings lets you change or withdraw permission at any time, clearing browser attribution including other open tabs. Blocked events are never replayed. A future enabled Google context must end on withdrawal without denied cookieless pings; already transmitted requests cannot be recalled. Earlier acceptance evidence remains on submitted records; contact Luke to request deletion where permitted. Ad platforms count their own ad clicks and impressions independently.

This website links to third-party destinations such as the brokerage's website and social profiles, and displays NWMLS listing content supplied through IDX Broker, including pages that provider serves on its own infrastructure. Those services have their own privacy practices and terms, and this policy does not govern them. Google inquiry measurement, when enabled, is limited to the public inquiry outcome described above, separate from IDX forms and hosting analytics.

We keep inquiry and client communications for as long as needed to respond, provide services, and satisfy brokerage, licensing, tax, and legal recordkeeping obligations, and then dispose of them in the ordinary course. Some transaction records are subject to real estate recordkeeping requirements and are retained by the brokerage accordingly. Technical logs are retained for a short operational period by our hosting provider. We have not set arbitrary fixed deletion dates for correspondence; you may ask us to delete information you have given us and we will do so where no legal or professional obligation requires us to keep it.

You may decline to provide information, ask us to correct or delete information you have given us, ask to stop receiving communications from us, and manage optional cookies and similar technologies through Cookie Settings. Depending on where you live, you may have additional rights regarding your personal information; contact us and we will respond as applicable law requires.

We use reasonable measures to protect information in our care, including encrypted delivery of this website. No website or method of transmission is completely secure, however, and we cannot guarantee absolute security. Please do not send sensitive financial or identity information through email or website forms.

This website is intended for adults seeking real estate services and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided information, contact us and we will delete it.

We will update this policy as the website changes (including if analytics, property search, embedded media, or marketing technologies are added) and will revise the effective date above when we do.
