The Work Starts Well Before the Listing Goes Live

Most of what decides a sale happens in the weeks before a buyer ever sees the property, and then in the weeks after launch when the first offers are not yet the right ones. Here is how that work is actually handled, in order.

Prepare with intention

The goal is not to renovate. The goal is to remove every reason a buyer hesitates.

Every property gets walked through room by room, looking at condition, light, flow and the small things a buyer notices in the first thirty seconds. Out of that comes a short list: what to repair, what to paint, what to relight, what to clean properly, what to stage, and what to leave alone.

The last item matters as much as the others. Money spent on a full remodel a buyer intends to change anyway rarely comes back. Money spent on lighting, paint, carpet and a genuinely clean home almost always does.

Where not to spend is a recommendation you will get in writing, not a conversation Luke avoids.

Position the property

Price is a position within a specific competitive set, not a number pulled from an average.

Pricing starts with what is actually competing with your home right now, then accounts for what makes yours different: the floor plan, the orientation and light, the outdoor space, the parking, the level of finish. In a condominium the building itself, its documents and its reserve position are part of the story.

That same reading decides who the buyer is and when to launch. A distinctive home priced to its own qualities finds a narrower, more motivated audience than a home priced to the middle of its building or block.

Condominium sellers get the building read as carefully as the residence.

Present it properly

Presentation is where the property's architecture either reads clearly or gets flattened.

Architectural photography, editorial listing copy, a floor plan, a dedicated property page, video for web and social, print materials for showings and open houses. The list is consistent, but the emphasis is not. A home with double-height ceilings and strong afternoon light needs different photography from a high-floor condominium whose value is its outlook and plan.

The first three photographs carry most of the decision. They get chosen deliberately rather than by room order.

Work the market after launch

Marketing does not stop when the listing goes live. That is where most of it begins.

Luke calls the agents who have shown the property rather than waiting for a portal to produce another visit. An agent who walked a client through last week usually knows exactly what gave that client pause, and that is information no listing dashboard reports.

Showing feedback, open house conversations and buyer questions get read together. When the pattern says the position is wrong, the position changes. When it says the buyer pool simply has not arrived yet, the answer is patience rather than a reflexive price cut.

You hear the feedback as it comes in, from Luke, not from a weekly automated summary.

Negotiate the whole transaction

Price is one term among several, and the strongest number is not always the strongest offer.

Every offer gets read for what it actually carries: financing and its likelihood of closing, inspection and contingency structure, timing, and the risk each of those places on you. A slightly lower offer with clean terms often protects a seller better than a higher one that may not survive inspection or appraisal.

Where more than one buyer is genuinely interested, the work is keeping those conversations open at the same time rather than accepting the first weak number. Competition cannot be manufactured on demand, and it can be created when it exists.

Negotiation continues through inspection, financing and closing, not just to mutual acceptance.
