Association rules, rental caps, current cap availability, rental waitlists, minimum lease terms, and short-term rental policies can change at any time. Lease terms labelled as observed reflect current public rental activity, not a proven association rule. All information should be independently verified through the current resale certificate, declaration, rules and regulations, association management, and applicable City of Seattle requirements before purchase or lease.

Understanding the Rules

Short-Term Rentals in Seattle

Short-term rental rules operate on two levels: the condominium association and the City of Seattle. Building permission and City licensing are separate requirements that must both be satisfied.

Short-Term Rental

29 consecutive nights or fewer

City of Seattle definition

Long-Term Rental

30 consecutive nights or more

Standard residential lease

City Requirements

STR regulatory license

Separate from building permission

Transfer

Not automatic

Buyer must establish eligibility

Important

No Rental Cap ≠ Short-Term Rental

A building may allow unlimited leasing while still prohibiting short-term rentals. Always evaluate rental cap and minimum lease term separately; a building with no cap may still require a 30-day or longer minimum lease.
