The Neighborhood
Bellevue
Bellevue is the Eastside's largest city and its fastest-growing urban center. Over the past two decades it has developed a downtown skyline that rivals many larger cities: luxury residential towers, major retail, Class A office campuses, and a concentration of technology employment that has fundamentally changed the character and pricing of the surrounding residential market.
Beyond downtown, Bellevue contains a wide range of established residential neighborhoods. Medina and Clyde Hill border it to the west. Bellevue's eastern neighborhoods reach toward Redmond and Sammamish. The variety within Bellevue's boundaries is significant; buyers can find luxury high-rise condominiums, mid-century ranches in Enatai, newer construction in the eastern neighborhoods, and waterfront estates along Lake Washington.
The school district is consistently ranked among the strongest in the state, and the combination of employment access, international connectivity, and residential quality has made Bellevue one of the most competitive housing markets in the Pacific Northwest.

Real Estate
Real Estate in Bellevue
The Bellevue market is highly stratified by neighborhood and product type. Downtown condominiums are the highest-velocity segment, driven heavily by technology employment demand. Single-family neighborhoods like Enatai, West Bellevue, and Lake Hills serve a different buyer profile: families seeking school access, larger lots, and established residential character.
Price per square foot varies substantially by location within the city. West Bellevue properties near Lake Washington command significant premiums over comparable homes in eastern Bellevue neighborhoods. Understanding the micro-geography of Bellevue is essential to buying or selling competitively.
