The Neighborhood
Capitol Hill
Capitol Hill has more going on per block than almost any neighborhood in Seattle. The streets around Broadway, Pike/Pine, and the Volunteer Park corridor carry a density of restaurants, independent retail, theaters, coffee shops, and nightlife venues that has made Capitol Hill the city's most celebrated urban neighborhood for decades. The light rail connection at Capitol Hill Station put the neighborhood within minutes of downtown and the airport.
The housing stock reflects the neighborhood's age and ambition. Historic brick apartment buildings, Craftsman homes on tree-lined residential streets north of the commercial core, and more recent condominium developments coexist across Capitol Hill's topography. The north end of the hill, near Volunteer Park and the Seattle Asian Art Museum, transitions into quieter residential territory with larger homes and more green space.
Capitol Hill is a neighborhood where the built environment and the culture reinforce each other in ways that are difficult to quantify in a real estate search. Buyers here typically understand that they are paying for proximity to a particular way of living in the city, and for most of them, that calculation holds.

Real Estate in Capitol Hill
The Capitol Hill condominium market includes some of Seattle's most interesting and varied inventory. Historic brick buildings converted from apartments to ownership units sit alongside purpose-built modern towers and boutique developments that occupy former single-family lots. The range in price, condition, building age, and HOA structure is substantial.
Single-family homes on Capitol Hill are fewer and tend to command significant premiums, particularly on the north end near Volunteer Park. Craftsman and Victorian houses here sell quickly when priced correctly and are rarely distressed; the demand from buyers who want the neighborhood without a condominium governs the supply.
Capitol Hill has seen meaningful new condominium development along the Pike/Pine corridor in recent years, driven by the light rail investment and the neighborhood's desirability. These newer buildings warrant the same level of financial due diligence as any new construction in Seattle, examining the reserve funding plan and CC&Rs carefully before committing.
