The Neighborhood

Sammamish

Sammamish occupies the plateau east of Redmond and Issaquah, a primarily residential community known for newer planned neighborhoods, larger lots, strong schools, and access to Lake Sammamish State Park. It incorporated as a city in 1999 and has grown substantially since, becoming one of the more family-oriented communities on the Eastside.

The plateau setting gives Sammamish a different character than the valley cities around it: quieter, less commercially dense, and oriented toward residential life. Lake Sammamish provides a significant recreational amenity, though waterfront property within Sammamish itself is limited. The park's public beach provides lake access for residents without waterfront property.

Sammamish's proximity to both Redmond and Issaquah, combined with its newer housing stock and school quality, has made it a practical choice for families who work at Microsoft or other Eastside technology employers.

Real Estate

Real Estate in Sammamish

The Sammamish housing market is largely composed of newer single-family homes in planned communities, with relatively limited older or mid-century inventory. Homes tend to be larger than comparable price-point properties in closer-in communities, and lot sizes are generally more generous.

The Issaquah and Lake Washington school districts both serve portions of Sammamish, and school assignment is a significant factor in buyer preference between specific neighborhoods.
