About the Building
Brezza at 225 4th Ave is a 75-home community arranged as two wings of five and six stories around a central courtyard, designed by Baylis Architects with Brian Brand as project architect, for Brezza Limited Partnership with Rafn as general contractor.
The award-winning design takes its cues from Italian hill towns and was created for a steep south-facing hillside, which produces varied outlooks toward downtown Kirkland and Seattle. Top floors step back, and penthouses have reported 12-foot ceilings and rooftop terraces. This is an architecture-led building rather than an amenity tower.
Residence Character
- The central courtyard, not a shared amenity deck, is the organizing social space.
- Hillside siting means outlook and privacy differ sharply between wings and levels.
- Select penthouse residences have reported 12-foot ceilings and rooftop terraces.

Important
No Rental Cap ≠ Short-Term Rental
