About the Building
One Carillon Point at 5505 Lake Washington Blvd NE is a 1991 boutique building directly on Lake Washington, designed by Jim Olson of Olson Kundig. The architect's own description explains that it was designed as a shell so individual owners could build out their own residences, which is why homes here are so individually configured.
The building balances a formal street side with an informal lake side. Carillon Point itself provides a marina, shoreline trail, restaurants and a hotel, spa and retail nearby, though those are Carillon Point commercial amenities rather than association-owned facilities. Sources differ by one residence on the total count, so none is published.
Residence Character
- Homes are very large and highly customized because of the original shell-delivery model.
- Lake, Seattle skyline and Olympic outlook potential is strong depending on orientation.
- Expect substantial variation in finish, layout and systems between residences.
Waterfront & Moorage
- The building sits directly on the Lake Washington shoreline at Carillon Point.
- Marina and shoreline trail access are Carillon Point features; do not assume any of them are association-owned or included with a residence.
Shoreline, dock and moorage rights are established by the governing documents and vary by residence. They should be confirmed before purchase.

Important
No Rental Cap ≠ Short-Term Rental
