About the Building

Pike Lofts is a seven-story loft-style building from the late 1990s at 303 E Pike, planted in the middle of the Pike-Pine corridor. The setting is the product: bars, restaurants, galleries, music venues and transit are all within a block or two, and both Downtown and the Broadway spine of Capitol Hill are easy walks.

Residence character leans genuinely loft-like, with large windows, high ceilings in many homes and open plans, and penthouse-scale layouts at the top of the building. Shared features consistently reported include a small rooftop community deck, a secured and gated lobby, an elevator, fire sprinklers and high-speed internet, with garage parking and storage associated with many but not all residences.

Residence Character

  • Loft detailing appears in select residences rather than throughout, so evaluate each home on its own.
  • Pike-facing homes take on more street, nightlife and transit noise, while rear-facing homes tend to be quieter. Visit in the evening as well as during the day.
  • The rooftop deck is a compact shared outdoor space rather than a full amenity level.
  • Parking and storage travel with many but not all homes; confirm what conveys before offering.

Amenities

Important

No Rental Cap ≠ Short-Term Rental

A building can allow an unlimited number of owners to lease their residences while still requiring a 30-day, three-month, six-month, twelve-month, or longer minimum lease. Rental-cap percentage and minimum lease duration are separate rules and should always be reviewed independently.

Considering a condo at Pike Lofts?

Association rental and leasing rules, rental caps, current cap availability, waitlists, minimum lease terms, fees and short-term-rental policies can change at any time. Information should be independently verified through the current resale certificate, declaration, rules and regulations, association management and applicable City of Seattle requirements before purchase or lease.

Building permission does not itself establish that an owner is eligible to operate a short-term rental. Seattle licensing and operator/unit eligibility requirements apply separately.
