The Neighborhood

Central District

The Central District is one of Seattle's most historically significant residential neighborhoods, long the center of the city's African American community. That history is embedded in the neighborhood's institutions, churches, and social fabric, even as demographic change driven by rising prices and new development has reshaped its population.

The CD, as residents call it, sits between Capitol Hill, the International District, and the Rainier Valley, a position that provides easy access to multiple employment centers and neighborhood amenities. The housing stock ranges from early twentieth century Craftsman homes to post-war bungalows and newer infill townhomes built on lots where older structures have been removed.

Real Estate

Real Estate in Central District

The Central District has seen significant price appreciation over the past decade as proximity to Capitol Hill has driven demand from buyers who cannot access single-family inventory in that neighborhood. The result is a market that offers older Craftsman homes at price points lower than Capitol Hill but with similar commute advantages.

New construction townhomes have been built extensively on infill lots throughout the neighborhood. These offer modern finishes and lower deferred maintenance but often sit on smaller lots with minimal outdoor space and tighter setbacks than the surrounding historic homes.

Housing Types

  • Craftsman homes
  • Bungalows
